Can I start with one of your plans and change it?

Absolutely, and most people do. A proven plan gives you a head start and a known starting price, then we adjust it to suit your block, your budget, and the way you live.

How many design revisions do I get?

Enough to get it right. We’d rather spend extra time on paper than have you settle, and we’ll be upfront if a round of changes starts to affect cost or timeline so you can decide.

Will changing the floor plan blow out my price?

Some changes are cost-neutral, others aren’t. The difference is we tell you which is which as you go, so you’re always making informed calls rather than discovering the bill at contract time.

Can you design for a sloping or narrow block?

Yes. Tricky blocks are often where good design earns its keep. We work with the slope, orientation, and setbacks to get the most liveable home your land allows.

Do you handle council approvals and permits?

We do. We manage the planning and building permit process and keep you updated, so you’re not stuck deciphering council paperwork on your own.

How involved will I be in the design?

As involved as you want. Some clients want a say in every handle, others want us to bring options and recommendations. We match the process to your style.
